Why You Should Seal Your Concrete Driveway and What Are Your Options?

Driveways are an often neglected area of many homes. It is driven over on an almost daily basis and subjected to the elements 24/7. Concrete is a reliable option for residential driveways, but does come with its drawbacks. Most driveways are prone to staining, cracking, and generally deteriorating over time.

Concrete is a very porous surface and can often be compared to a sponge. This sponge-like surface allows it to soak in stains and trap them deep beneath the surface. The most common solution for this problem is the application of a sealer. Depending on the type of sealer it will either create a non-permeable layer over the top (surface sealer) or soak deep into the pores to help prevent future staining (penetrating). A surface sealer is generally more expensive and glossy. A penetrating sealer is more economical and will leave the concrete appearance unchanged. When considering which sealer to choose it really comes down to preference of appearance and budget.

There are a number of variations of both types of sealers, but the above mentioned are the two main categories. The application of both will require a pressure washing of the surface. After it is cleaned the sealer is either sprayed or rolled on with a large roller. This application will help to protect from stains, salts, and prevent moisture from penetrating. Both processes are time consuming and require caution to ensure quality results.
